Step 1 - APPLICATION TO LEASE
1. Application to Lease - please download and complete this form (see top of page to download), scan, then return by email with all other required documentation shown below to: management@USCgradhouse.com.
Step 2 - USC IDENTIFICATION (1st form of I.D.)
2. USC Student Photo ID - Submit a clear digital image of your current valid USC Student Photo ID
OR,
Your Student Identification Number with Admissions Letter bearing your name.
Step 3 - DRIVER LICENSE AS IDENTIFICATION (2nd form of I.D.)
3. Valid Driver License - Submit a current, clear digital image of your valid driver license
(If you are a non-US resident, please submit color digital images of all pages of your valid passport.)
Step 4 - USC ADMISSION LETTER
4. USC Admissions Letter - If you haven't done so, please submit a current USC Admissions letter bearing your name.
Step 5 - FINANCES
5A. Proof of Income - How will you afford to pay your housing & living expenses?
5B. Financial Aid Summary Page: - Please provide your USC student loan papers. Supply sufficient scanned paperwork that verifies you have a student loan to make your lease payments and living expenses. * If you can provide your Financial Aid Summary Page with Step 1-4 documents, a $35 background check fee is NOT required.
5C. Proof of Funds - Show proof that you have funds for your lease payments and living expenses in a recognized U.S. banking institution with two current bank account statements.

D. CO-SIGNOR - A co-signor is necessary if a friend or family member is paying your housing expenses. Friend or family member must complete all parts of the application in detail plus additional documents you will receive from management. Your co-signor will be financially and legally responsible to pay your lease. You can be evicted from the grad house if your co-signor defaults in making your monthly lease payments. You and/or your co-signor may be liable for any financial damages the grad house sustains from your default. Your co-signor's credit, and possible yours as well, may be negatively affected by breaking a lease, eviction, and/or default.
E. Co-Signor Proof of Funds - A co-signor must show proof of funds to make 12 monthly lease payments. Proof of Funds must be from a recognized U.S. banking institution with two current bank account statements.
• Credit/Background Check
If you are paying for housing out-of-pocket, have a co-signor, will use savings or personal loans please provide payment of $35 for your credit/background verification. When you have submitted the required documents Management will send a request for payment by email from PayPal.com in the amount of $35 (plus 3% PayPal fee) before we begin to verify your background and process your application. (PayPal, Visa accepted.)
Step 6 - HOMELAND SECURITY BACKGROUND CHECK
6. A - Verification When you have submitted your Application To Lease, management team members will verify your background. This is the process we use to verify that you are an actual, current USC student.
6. B - Homeland Security Student Declaration Read, sign, scan & return by email the student declaration for all U.S. and International students. When your verifications & background check is approved you'll be ready for the final steps.
Step 7 - SIGN YOUR LEASE, SUBMIT PAYMENT
7. Submit your signed lease with Security Deposit and First Month's Rent Payment - Management will email a lease to review. You can print it, sign it, scan it, send it back by email. We'll send a request for payment of your Security Deposit and your first month's rent payment. Once we receive your signed lease, deposit and first month's rent payment, your room will reserved for you. All leases are for 12-months. All leases begin on the first of each month. Lease payments are due on the first day of the month. Let us know the date, day and time of your arrival to USC grad house. Students can receive adjusted prorated rent if they arrive on or after the 15th day of the first month of their 12-month lease.
How To Pay
Management accepts PayPal, money orders, or certified checks only for the security deposit and first month lease payment. All future monthly payments may be sent at no cost through your bank or credit union's Bill-Pay service.
MANY STUDENTS APPLY FOR A LIMITED AMOUNT OF ROOMS. DO NOT DELAY. SUBMIT ALL THE REQUIRED DOCUMENTS QUICKLY TO GET A RESERVED ROOM AHEAD OF OTHER STUDENTS.
Choice of specific type of room is subject to availability. If the specific type of room requested is unavailable, Management may suggest another room that is available after an Application to Lease is submitted and all steps are completed.
VISIT US BY APPOINTMENT ONLY
If you are outside of our local Los Angeles area and want to verify that we indeed have rooms available, we can show the common areas to you over Facetime. Or you can make an appointment with us, then send a trusted friend from USC or a relative to view our facility. Just send us an email confirming the name of the person you'll send to visit USC grad house. We require two forms of identification of the visitor you will send:
1. Student Photo ID (Or an admission letter bearing the visiting student's name is acceptable.)
2. Valid Driver License
3. Utility Bill bearing the visitor's name and current address
When we receive and verify the two forms of I.D., we'll arrange a convenient appointment date to visit the grad house.
